      The appraisal came back and we already have some nice equity in our house!!

      We were shooting for closing on the 20th and it looks like it is going to happen. The turn around time has been unbelievable .

              New York is often insanely slow. Not that slow, but slow. Texas was so fast, we had no idea what was happening it happened so quickly.

                  We went through FHA, we expected it to take a few months but even our lender was surprised when it took the length it did.

                    We are in process right now. Offer signed last Tuesday, inspection was Friday. The underwriters had all the paperwork late Friday and will start that process today.

                      45 days is the average in Florida to secure the loan. Then maybe another week or two to close

                        45 days is the average in Florida to secure the loan. Then maybe another week or two to close

                        A bit shorter here typically. It is usually 45 days offer to closing.

                                    But of course. I guess the buliding process was so long (9 months) that I don't recall ever waiting on the bank. When the house was close to finished, a closing date was set, about 20-30 days out, then we did the closing paperwork, and I was handed keys and started to move..

                                    Luckily didn't recall being frustrated over waiting on the bank for anything.

                                      Same here mine was a few hours, closing on the house was a few months because the bank was so backed up.

                                        My pre-approval was in minutes. Since I am employed by the lender that could verify my employment and see my bank account right away. All they had to do was pull my credit score and I get the letter in hand 10 minutes later.

                                          When there is no seller involved it's easier to get what they need and no hold ups. Plus the 9 month build gave them plenty of time to do what is needed to be done.
